Buying your new home
You've found “the one” the house that suits
all your needs. Now you must take the advice of your estate
agent, solicitor and mortgage advisor. 
You now need to take action on several fronts and be prepared
to organise paperwork and deal with various professionals:
The Solicitor
Your solicitor or a practicing conveyancer will take care
of the legal aspects to ensure that you will own your new
home with all the correct paperwork in order. You should choose
a firm that is reputable, preferably a recommendation by a
friend or your local estate agency! On-line facilities are
a growing field. We advice a degree of caution before using
online conveyance as you will be sent a daunting amount of
paperwork in the post with little guidance on how to react
to the information provided, this will be the biggest purchase
you make, leave nothing to chance! You will need to instruct
a conveyancer a few days after your offer is accepted, though
you can look into this before you find a house.
The Surveyor
A surveyor should attend the property on your behalf. Your
mortgage lender will certainly wish to instruct a valuation
report. You need to consider the age and location of the property,
as you may be wise to instruct your own independent survey,
a “home buyers” report is most common. This will
look into possible defects at the house and advise you to
receive specialist quotes if necessary. Occasionally the survey
results will lead to a re-negotiation on the price.
The Mortgage Lender
You should ensure that you have the right financial product
for you circumstances. We work closely with a local independent
financial advisor who can search the market place for a great
deal for you. You will need access to some key information
such as 3 months pay slips and P60. Delays with documentation
are a common delaying factor so be prepared.
