FINDING A TENANT
Tenants are browsing the internet, searching for property to rent. Generally, they don’t look for long – they’re not buying, they have busy lives and really don’t want to spend week after week on the hunt for a place to rent. This is great news for you!!
This means the tenants can be guided by a great lettings team to sign up for a property sooner in the search than they may have expected!
First things first then; THE MARKETING
Your property must shine on the internet. Our adverts speak for themselves so have a closer look. Go to www.rightmove.co.uk and look at properties in your price range. You’ll see the competition (and you’ll understand why we take the time to produce amazing photographs and detailed floor plan). Have a look at our making your property shine tab to see the quality of photography we produce. This can be the difference between the tenants booking a viewing or not! First impressions count.
THE VIEWINGS - WEEKEND OPENINGS
You cannot afford to miss a viewing! Quantum is one of the only lettings agents in the city who are open on both Saturday and Sunday! Not only that, but we have our best viewers working over the weekend as well; so you know you won’t miss a chance to find a tenant (oh and it’s reassuring to know your agent is working that hard for your money!)
THE RIGHT TENANTS
Finding someone who will rent your property is not our aim, it’s finding the RIGHT person that counts!! We ensure that every tenant is fully referenced by a specialist referencing company. We also talk to the tenants at length about their work, their renting history, their plans for housing for the future etc. in order to advise you about the kind of tenant they are. We really do treat your house as our own!
THE RIGHT PRICE
Achieving the best rental figure is something we pride ourselves on. We will always arrive armed with a report of comparable properties to help you understand why we’ve valued your property as we have. There is sometimes a balance between getting the very best rental amount and not having the property sat empty. We again will spend time discussing what’s best for you at your property.
Whether it’s highlighting the location, the condition, the size, the whatever; it’s about ensuring that the property maximises its potential. So rest assured we only let experienced viewers who know the property to show anyone round (especially on a weekend). After all we are sales people first!
PROTECTING YOUR PROPERTY
Quite rightly, this is one of the most concerning elements for landlords – “what condition will I find my house at the end??” It’s a fair concern. We’ve all heard horror stories about places being trashed by tenants. So what’s to be done?
Quantum pride themselves on producing the most comprehensive inventory in the City of York. We do inventories in-house so you know who’s accountable & we go all out make sure every nook and cranny is covered. Every item, every wall, every carpet, every ceiling is listed and the condition is commented on. Then, we take date stamped photos of every inch of every item, every wall, every carpet, every ceiling (and so on and so on and so on!). This ensures that should the tenants move out and damage the property, or not clean it as well as it should be, we can go through the detailed (really, really detailed) inventory with the tenants to negotiate monies taking from the bond as needed.
DEPOSIT PROTECTION SCHEME
All tenants’ deposits have to go into a government regulated protection scheme (to stop the nasty landlords from taking deposit money from the vulnerable tenants was the idea) and cannot be released until both parties agree the amount to release. Should tenants argue the money held back from their bond is unfair, it is up to the agent/ landlord to prove that it is justified.
How? By producing a very detailed inventory and an equally detailed check out and sending all the data off for appraisal to the adjudicators. As many landlords have found, if the inventories are insufficient, then the adjudicators will dismiss the claim due to “lack of evidence” ( over 50% of cases were awarded to the tenants for this reason) – now you see the added need for detail we go into!! To illustrate this; on a 2 bed apartment we will take 100 – 150 photos so no space is missed!!
TO MANAGE OR NOT TO MANAGE, that is the question?
Whatever you choose, Quantum will do everything discussed so far to ensure your property is rented out for the best price and to the best people (should you not go for managed, then it would be up to you to put the deposit into the protection scheme – but we can advise on that).

Your rent will be collected by us every month. We prefer tenants to pay via Standing Order, but some tenants want to come in and pay by card or cash. You will receive your money soon after along with a detailed monthly statement showing income and expenditure. Late payers are advised of the seriousness of late payment and persistence is often the key to success in this area!
Your house will be visited on a regular basis by our team. Should any maintenance issues be noted by us or the tenant, we will always report our findings to you.
POST TENANCY NEGOTIATIONS
This is where we really earn our money!! When tenants move out, they’ll often “run a vacuum round & give it a wipe”, sometimes this is sufficient – often it is not. They forget just how clean it was when they moved in and can’t accept that the property really needs a clean now they’ve left. They often won’t accept that those new marks on walls/carpets/worktops are considered “damage”, not “wear and tear”.
It is at this stage that skilled diplomacy comes in! Our team will have built a rapport with your tenants throughout the tenancy and so can often speak warmly to them about what needs doing and why. What is brilliant, is that because we NEVER add any commission/ surplus on top of quotes to make right the property from maintenance teams – we can say sincerely that “we do not gain at all from withholding your deposit” & “we are acting for both you and the landlord”.
We know the things you may not know, and the things you know don’t know!! Often you only realise you needed to know them after the thing has happened – and that’s when it can cost. An example was a Landlord who threw out a tenant’s belonging because she had stopped paying rent for 3 Months and had not been near her room throughout that time either… Problem was it transpires she had been in hospital and came back to find all her belongings missing and the landlord soon found himself in Court.
