Quantum offers an established property rental department
under the management of Maria Lovatt. We have a huge range
of properties on our books, from stylish farmhouses to sleek
city apartments. We are able to offer a range of student properties,
they will be available for viewing during February for the
next academic year.
All properties, other than student lets, are available on
an Assured Shorthold Tenancy agreement. The minimum term is
six months. You will be required to pay a deposit and an agency
administration fee at the commencement of your agreement.
If you are interested in taking one of our rental properties
it is important you understand you will need to pass our referencing
process.
Full Time employed
If you are in regular full time work we will reference you
through your employer, previous landlord and with a character
reference.
Guarantor reference
If your circumstances mean you are not in full time work
we may be able to reference a "guarantor" who will
go through the aforementioned references and sigh to agree
to cover your rent if you face difficulty paying. It is important
that this person understands the responsibility this role
will place on them.
Six months in advance
If you are new to the area or have other factors that will
complicate your application you may be able to take a property
by paying the full six-month minimum term in advance.
Students
We are pleased to offer a selection of student rental properties.
They have been carefully selected to ensure they are ideally
located for either the University of York or St Johns.
The properties we offer will be available to view during
January, February and March in preparation for the next academic
year. It is very important that you have arranged your group
of sharers and are sure of the number of bedrooms you need.
You will be required to commit to your choice straight away
in order to ensure no further viewing take place.
If you are interested in one of our properties you will need
to understand and react to the following.
- You will need a guarantor to complete and pass a reference,
often a family member. This person will be signing to agree
to cover the rent.
- You will need to pay the bond and referencing fee in
advance to secure the property.
- The rental runs for 11 months and commences on August
1st.
- You will be required to pay the first rent payment in
advance of the summer vacation.
Information for Landlords
Quantum has a well-established and successful letting department.
Located within the city centre our eye-catching offices are
open 7 days a week ensuring the best possibility of letting
your property quickly. Weekend viewings are extremely popular
with new tenants.
Every
Landlord whether using our managed or tenant find will receive;

A free rental appraisal at the property detailing rent
levels and discussing the properties condition.

An assurance that tenants applying for your property
will be fully referenced involving details of their financial
situation and character/suitability.

Free weekly advertising in the York Evening Press every
Thursday.

All documentation needed for a successful let including
assured short hold tenancy agreement, inventory, financial
breakdown of account.

Quantum will arrange for the deposit to be held in the
Tenancy Deposit Service.

Managed service
Our managed letting service is our most popular option. We
have established a service that allows a landlord to have
a hassle free rental property, we would deal with any minor
breakdowns immediately, pass on rent payments properly and
visit the property on a regular basis to give you re-assuring
regular updates.
As standard our managed service includes;
Legal documents as necessary, inventory and property inspections,
action of minor repairs as required, awareness of dilapidations,
processing of rent payments (taking action if late payments
recorded), competitive quotes for any large repairs that may
occur, liasing with utilities and council tax, annual gas
safety certificates, electrical checks as per guidelines,
referencing new tenants on occupation and checking out the
property at the end of the tenancy, distributing the bond/deposit
deducting for dilapidations as required.
Tenant Find
If you are experienced in renting out property you may choose
to manage your own tenancy. You should be able to imagine
getting a frantic phone call on a Sunday morning from a tenant
with no heating or hot water! Our Tenant Find service ensures
you have all the documents you need to run your rental.
As standard our Tenant Find service includes;
Thorough referencing of potential tenants, appropriate tenancy
agreement, full inventory, first rental payment, gas safety
cert arranged if required.
